Over the past year, the City has received questions and concerns from residents in Residential Estate neighborhoods about short-term rentals (STRs), how they are regulated, and what rules apply today. This page is intended to clarify the current regulations, explain how enforcement works, and outline how residents can stay informed and share feedback as conversations continue.

This information reflects existing City policy and enforcement practices. At this time, no new regulations or changes have been adopted for short-term rentals in the Residential Estate zone.


Update from the December 10, 2025 Community Meeting

Thank you to everyone who attended the December 10, 2025 community meeting and shared feedback. A copy of the presentation can be found using this link:

Following the meeting:

  • City staff met with the City Council subcommittee.
  • Staff presented the meeting PowerPoint and summarized resident feedback.
  • No direction was given at this time regarding changes to short-term rental regulations in the Residential Estate zone.

City staff will continue to monitor community input and will share updates on this page if there are any future policy discussions or decisions.


Current Short-Term Rental Standards

Short-term rentals operating in Palm Desert must comply with the City’s STR ordinance. Key standards include:

Occupancy

  • Maximum occupancy is two (2) guests per bedroom.

Minimum Stay

  • All short-term rental stays must be a minimum of three (3) days and two (2) nights.

Parking and Property Management

STR operators are responsible for ensuring:

  • Adequate off-street parking is provided and used
  • Waste containers are not left in public view outside of designated collection times
  • Noise levels remain within allowable limits
  • The property is not over-occupied


Reporting Concerns: 24/7 STR Hotline

Residents may report suspected short-term rental violations at any time using the City’s dedicated hotline:

  • 24/7 STR Reporting Hotline: (760) 862-6900

This hotline is monitored to ensure timely response, particularly during evenings and weekends.


How to Share Feedback and Stay Involved

Community feedback plays an important role in informing City discussions. Residents are encouraged to:

  • Share concerns or observations related to STR activity
  • Provide feedback that can be consolidated and reviewed by City staff and the City Council subcommittee
  • Continue monitoring this page for updates
