    Central Hub for families to gather and eat/play

    I like your concept 1 - would love a central hub for families and friends to gather and meet/play. Outdoor space with seasonal splash pad. Good food. Please take a look at "Playa Vista" area in LA. Really cool concept with parks, greenery, food etc!

    Hello- I am a resident with children in this community and we really need healthy fast casual restaurant options in the area! We only have fast food or high end resort food. Cava, California Chicken Cafe, sweet greens, Lazy Dog Cafe etc..

    Need definitions before one can provide an informed response

    1. There is a desperate need for a local grocery store in the area. 2. Low Density, Mixed Use, Please provide the height, # of units in each definition, affordable housing Y/N, if Yes, then provide income levels and associated percentages. If commercial, please provide a plan to attract businesses and what the pitch is for the vacant land. Based on the performance with several projects in the north, they start but they have stalled for a myriad of issues and still vacant in some cases and undone in others. 3. This property is in the PSUSD school district. As such the elementary school and high school is in Rancho Mirage with no feasible bus route, the middle school is in cathedral city (nellie Coffman). Has there been any contact with our school district about the influx of potential students this housing would have on the existing schools this property is assigned to? Coupled with. Cotino, would this support the build on the K-8 school on the property in Palm Desert so we could finally have our own PSUSD school in city limits? 4. The design seems quite crowded based on the diagram provided. I do not see any pools, parking areas, etc. I would like to see more detail. I think the park should be limited and see how to incorporate the library and community building, then add housing of a mixed variety. 5. Art should be incorporated within this project. Before we embark on this we should see how you can find business for the land already approved and still waiting for someone to develop it.

    Concept 1 Highlights

    Concept 1 provides a variety of positive elements in my opinion. For instance, the linear park would allow ample room for walking, biking, and recreational sports such as tennis and basketball since it would be 100 ft wide. Also, having two entrances into the community from Portola is an appropriate amount rather than the four found in concept 2. Lastly, the Frank Sinatra entrance would feel as if one is entering a bustling shopping center with the community centre and library awaiting at the end of the road. The interconnectedness of mixing commercial with residential property is an innovative idea that would transform University Park into a unique area where residents can be within walking distance to food and shopping!

    Concept 1 is the best design!

    I vote for concept 1 design. The layout is very open, modern, inviting, playful, neighborly, cohesive and family oriented.
